Cedar Park Real Estate Market Overview

Rated as one of the fastest growing cities in the United /States, Cedar Park has exploded in growth since 1990. From a sleepy little burg with 5100 residents, it has grown to over 42,000. Most residents that live here work in Austin or bordering Round Rock.

Right up US 183 from Austin, it's just 17 miles to downtown. It has easy access to the Highland Lakes chain and offers lots of outdoor recreation.

The median sales price as of the last quarter of 2006 for a two bedroom home in Cedar Park is $198,705 and a three bedroom was $222,855. A four bedroom came in at $303,606.

Even though Cedar Park has had three names and is 117 years old, a whopping 94% of it's housing has been built since 1969. More than 37% of it's existing homes were built between 1995 and 1998. The town of Cedar Park was incorporated just 31 years ago. At one time or another the town was known by the names Brueggerhoff and Running Brushy.

The median family income in Cedar Park is $70,587 according to the 2000 census figures. The median value of owner occuppied housing units was $128,100 versus the state average of $82,500.

Because of it's close proximity to the high tech labor market in Austin and Round Rock, Cedar Park will continue to grow and the highway system is being revamped to accommodate the traffic. U S 183 is being rebuilt as an expressway and the toll roads are nearby.

Cedar Park residents have access to plenty of shopping with the Lakeline Mall close by and also the Premium Outlets Mall is right down highway 1431.
