Setting Your Property's Price
Setting the price on your home is the most important decision you can make concerning your
family's finances. To arrive at market value you must use an objective evaluation of the
home with an accurate assesment of market conditions.
Setting the price on your property too low can cost you thousands. You may get a quick offer,
perhaps several. You may sell quickly. But you lose money on your biggest investment.
It's just as bad pricing your property too high. Buyers that might be perfect for your property
won't even see it if it's not in their budget. Agents won't show it unless they want to show a
comparison property is a good buy. Your property languishes on the market and becomes stale. A home
has it's best chance to sell in the first few weeks on the market.
Many buyers get the idea to price high just to see if they can get it. Usually this is a trap.
Pricing your home right from the beginning gives you the best oppurtunity of exposing it to the
most qualified buyers, having it the on the market for the least amount of time and maximizing
your return on investment. Unless you are distressed for your sale, aim for the full market value.
Many home sellers make a mistake by implementing the 'let's try it and see' pricing attitude.
But testing the market can be dangerous. A property receives its best exposure during the
first three to five weeks on the market.
The process of pricing a home is arrived at by several factors. Market conditions are a major factor.
Is it a buyer's market or a seller's? What have comparable properties sold for recently? What is
a realistic evaluation of your property. This is when a qualified sales agent is needed. An agent
that is active in your area with a knowledge of your local market can be a great aid. An experienced
agent is aware of all effects in your particular market.
