Round Rock, Texas Real Estate Market Overview
Ask any law enforcement personnel in Round Rock, Texas how safe the town is and they will
bust their buttons telling you it was recently voted the 13th safest city in America.
A fact that belies this town barely existed before 1970. Less than 5% of the homes existing
in Round Rock were built in 1969 or earlier.
Round Rock has become the hub of business and industry especially "hi-tech", which has been
courted by the town fathers as a clean industry. Home of Dell Inc., it's largest employer, Round
Rock has also attracted all the peripheral hi-tech business that services Dell.
But the quality of life is good here. Round Rock is the home of the Dell Diamond and the
Round Rock Express minor league baseball team. Parks are abundant and schools are in a constant
state of construction.
Shopping is wide and varied with an abundant supply of home centers, office supply, major
retailers and discount houses. The newest additions to the shopping sector has been the
opening of the new Ikea and the neighboring Outlet Mall on the northern edge of the city.
Round Rock, like many of it's neighboring towns is just an extension of North Austin. And like it's
neighbors it's biggest building boom occurred in the 1980's with almost a third of it's existing
homes being built in those years. It experienced another surge between 1995-1998 with over 26%
of it's homes going up in those years.
The Round Rock real estate market is reflective of the town's desirability. The average sale price
of all homes in the fourth quarter of 2006 was $192,131. The average cost per square foot comes in
at $90 a sq. ft. The average listing price of a 2 bedroom home was $156,996 and a 3 bedroom was
$207,702.
According to the 2000 census, the median value of owner-occupied housing in Round Rock was $150,800,
considerably more than the state average of $82,500.
Round Rock, continues to grow but it's city limits border Austin, Georgetown and Cedar Park, leaving most
of it's growth heading east. With the new toll roads, access to all parts of central Texas has become easy
and this will certainly aid in it's continued popularity of destination for home buyers.
